(shades / blinds / apt mailbox / lights / outside photos landscaped) - Is the listing accurately priced? 

Biggerpockets forums were not started to nick pick each other's posts or like what we saw recently throw shade at others.

It is not black or white either, to use debt or not, but many shades of grey in how much leverage to take on.

Day 4, texture match (darker is newer).

They come in some benzoyl peroxide resistant darker colors which means I have had to throw away a lot less from staining.

I'd say it depends on the material used (eg paint vs stain, solid vs transparent), level of use and amount of exposure (shade vs full sun).

The trick is being able to divine amongst shades of grey and isolate the ones that are a good risk from those that are not.

We moved to Tampa a few months ago and have identified a house being offered by Homepath that seems suitable for our needs although it does need to have fair amount of work done such as new carpets, new flooring because the laminate floor is in bad shape, etc.The list price on the house - which recently came on the market - is a shade lower than what such a house should sell for if it did not need some of the work that I outlined.

If nicer shades allow me to charge a little bit more money, I'm going to put in nicer stuff, and attract a nicer tenant too.

I have lots of shade trees and it should last 25 years.
