Good to see young enthusiastic investors.

My goals are income replacement, something to generate a solid growth and return decoupled from the Wall Street casino, insulated from the vagaries of a cyclical business in which I'm gainfully employed, maybe liquidated in 15 years to a 1.5M.  

Slowly but surely, always keep an eye on the numbers, I have been told by people with experience that in the beginning people tend to become over enthusiast and leverage too much.

I was apart of the process to get the casinos built in Black Hawk adjacent to the stream.

There is a new Casino (Wynn Casino, Boston) being constructed next door (yes, adjacent).

The property was off market and he responded to one of my mailers, the seller was extremely enthusiastic about selling me the property for pennies on the dollar, until his lawyer found out and started offering the property to other investors he knows.

I'm sure you're extremely enthusiastic and ready to make an impact in someones business and the industry overall.

Or conversely, would seller's agent be more enthusiastic knowing he gets full commission?
