One issue that the owner has brought up is that sometimes he has trouble filling the 4th unit, but said that is primarily because his daughter, who manages it for him, isn't always diligent about advertising it.

@Suzanne Carden highly unlikly this would work.. this is what brought down the RE market the last go around... no cash into the deal and phantom equity.. if your paying 1.2 thats what its worth.lenders will look at loan to cost on that high of value property

So the question would be could an equity partner be brought to achieve the buy out and then pay the investor after the the building is refinanced anyone care to chime in and give direction possibly.

The property was brought back to better than original luxury status, therefore increasing my rental prices from $950 to $1200 per month.
