I mean say if I include in the lease contract something that says "any rent later then the 1st of month shall be considered violation of this lease and this yearly lease shall simply become a weekly lease (as weekly leases I read only need 3 days notice to evict) from when a 3 days notice is automatically needed to be considered with per day penalty being $100 if not moved within 3 days of non repayment of rent from the date of not paying (due date) the person's presence on the property shall be considered illegal and will be treated no less then a violent intruder".

In other words, if you put one in your offer it will probably not get accepted.I had one shift on me, because they used a piece of 2x4 under a segment, must have not had enough stone. 60 years later that 2x4 was rotten away, the pipe broke and was 50% offset starting to catch solids (you know..).

I was thinking of speaking with a LL attorney from the state to see what advice they may have for me.Is there anything that you incorporate into your lease whether that it is provisions for insurance/liability shifting?

In the end, I prefer the long-term rental route with a good tenant though and over time when I start traveling for extended periods again, I will likely shift them back to long-term.I personally, would not purchase a property for the sole purpose of being a vacation rental - it's just not part of my investment strategy though, I have met people who do quite well with that model.

If you start to acquire many rental properties, you can actually create a business account with Reliant, which will automatically turn electricity on and off, as tenants move-in and out.

Since they were recorded before the first mortgage (and the tax lien gets priority automatically) they are still on the property after the auction and the closing, and you have to deal with them.
