My view was that if I was going to do Sec 8 again the house would really have to be rehabbed with their inspection process in mind to minimize the impact of their inspections.

Maybe your comment is meant to highlight the word "promise", which should always be viewed as a red flag.

I viewed any extra value in regards to the roof etc. as a potential bonus rather than a primary focus.

Considering those two points, is it still viewed as double dipping?

I am a firm believer that Colorado Springs is a great place to invest due to its strong economy, temperate climate, beautiful views and easy access to outdoor activities.The market is starting to show signs of being depressed, meaning that there will be more opportunities for investors to find some great deals. 

In years past, I've used an app that was awesome for initial buying…  there was an option to add several properties, and even add all the properties together and view all your combined info in a portfolio report.

I have run numbers based on what they have provided but I'm worried I'm going to overlook something when I go to view them.
