Hardwood floors are put over concrete via skids laid in tar (or construction adhesive) over concrete since you can't nail the hardwood into concrete. 

Rentals are great to have for the residual income especially if you have the savings to buy.

The easiest way and most people we partner with who own a home simply use their HELOC to invest in residual income deals.

Operators who flip and/or wholesale over and over will have different recommendations than residual income balance sheet wealth investors.Overall, a good recommendation for building relationships (which are needed no matter what we do) is Dale Carnegie's 'How to Win Friends and Influence People'.  

So that leaves me with just renting the house out which I rather do anyways for the residual income.

I don't know how to assess a property and tell if I can make $500 mo residual income after expenses and mortgage, etc. and buy them at good prices I'd like to learn how to  get rental properties and maybe learn fix and flips to earn quicker income if I can learn how to.

I'm interested in real estate to provide residual income so I can be the care givers to both my parents.

Sell the note at a discount after at least 6 months of payment seasoning to pay back your investor and take any residual profit2. or, sell a partial of the note to another investor to take out your current investor and collect the back end payments (let's not get into the ditch on partials here folks)3. or, find another investor who has more patience to take out the impatient investor4. 

This way we will keep our advantage to being more competitive and have residual income long after others are still paying large utility costs, long after cost of building is completed.
