Use landscape rock it will last longer  vs mulch ,buy perennial plants that can be easy to maintain .The old power washer can work wonders on a siding be careful with it .Front door is BIG take a hard look at it .

I’ve worked on projects from traditional rentals to Airbnbs, and I’m always interested in connecting with investors like yourself.

I suggested Angel Oak but that didnt work due to not enough income for their parameters.

@Khaled SeirafiA 1031 exchange from a multi-use property in the Bay Area to a multifamily in Orange County with a medium-term rental (MTR) strategy can definitely work, but location, regulations, and demand are key.

I have my own properties throughout the area, and have worked with many contractors, PMs, lenders, insurers and attorneys that I can recommend.

Look at lower ARV properties 200k and below and you'll probably find some that can work as a flip or a BRRRR even with current interest rates.I also would recommend meeting with a lender and describing your goals.
