Nice " country" locations out there I haul loads out of the menards dc in plano.

I am looking to buy my first investment property and for this area (Surrounding DC area and Northern Virginia) the only thing I can afford is a 2bed/1ba condo or smaller.

I am in the DC market and right now I am not buying because all entry level homes in good or not so good condition are going for market rates and I scratch my head to see how some people are making $ without cutting corners on the rehab.

If someone in the NOVA/DC area is willing to do a joint venture deal on a flip or wholesaling deal, I would love to partner up OR even if I could tag along to see how a deal is started from point A – and then finished to point Z (FOR FREE) – this would be most useful!
