However, if a tenant is in a property for ~5 years the odds of them moving are slim to none, which means vacancy is 0 and the turnover costs are 0.

@Jonathan Orr that's fine if you also want to present to family and friends but have this copy for them and then a slimmed down version for people who already know the basics, you don't want them thinking you just learned this and thought it was important enough to put into your pitch, plus everyone hates fluff especially when they're being pitched to.
