You learn to be professional and not laugh early on, when you're working with brand new real estate agents who refer 'clients' to you who have no income, no credit, and no savings, but are dead serious that they want to buy a $1.5m house in San Jose oh and by the way they also want the lowest interest rate they can find advertised on the shadiest corner of the internet. 

Saying that about Dodge takes a lot - they've come a ways since the casino was put in.Anyways I went on a tangent - but do your homework and check out the short term rental market - maybe buy a duplex and use the other half as a short term rental or a small apt complex if you can afford it near the university. 

The home after all would be getting paid for by the rent at least.I am interested in feedback and I have a lot of questions, several that I cant seem to find an answer for in books or internet.

We are trying to also avoid reliance on internet.  

Using the lawyer’s usual form actually saves time and money and will ultimately be better than an internet form.

It would cost more for them to revise an internet lease that you bring in to them.

The last one (new construction activity) is the hardest one to find on the internet.

Make sure you talk to a lawyer and don't take advice from some yahoo on the internet ;)Obviously the answer is always "it depends," but here are a few factors to consider:Is this a disregarded entity (or put a different way, is this a single-party LLC, i.e., just you or you and your spouse)?
