Hi Mariangela,As Jonathan mentioned Boca is a wonderful area, but it is a majority primary residence with a heavy HOA oversight.

It can protect you when your workers are loading up a work vehicle in a home depot lot, when they pick up the phone while in the office and slander someone etc. 

Not to say we'll have that identically, but usually before something bursts there's a heavy run up. 

Chucaralao  the only pre-screening I ask is number of people, number and type of animals, number of vehicles, and do you smoke? 

You can't do a 1031 exchanges with a REIT, but you could buy something turn-key in an appreciation heavy market, hire a solid PM, and start stacking equity to later 1031 into a turnkey multi-family and continue to grow.
