I thought that these were in person until recently when I read a news article that Senate Bill 140, which passed in 2023, allows sheriffs in Louisiana to conduct foreclosure auctions online.

Also, if a tenant moves out without turning over keys etc, there is a court action similar to eviction in my state where the judge can award possession by declaring the place abandoned by the tenant.

It could be the tenant doesn't like to fully close the door because it gets too steamy in the shower.Water leaks can be tricky, but in my rentals, more often than not, it is an action by the tenant and not a plumbing or poor construction job.
