@Andrey Y. to answer your question about 18 vs 19...QBI was new in 2018, so the reporting wasn't completely clear nor were syndicates completely up to speed on properly reporting based on the Regs.

By leaning on someone with experience, this process will go way smoother and you'd learn a ton.Split all proceeds X%/Y%.  50/50 is the easy starting point that no one will look at you funny for.

I've found that most of the landlord associations are just the lobbying group portion and that is where all the money goes and you are constantly asked for contributions to stop x law or y law.

There's no reason to not try to prequalify.... there's too much data out there, to not at the very least narrow down to the last sale date, property type, homestead-y/n, if it's in one of the new-fangled city affordable housing plans or not... the list goes on and on.Go to the county website that you are prospecting in, and look in the 'open data' section for the parcel/tax dataset.
