I'm hoping to use this venue to find a community of REIs in the DMV area, specifically PG county, willing to share insights and experiences.

I would think management would still make visits a few times per week and they could set up a rent slot box attached the boiler room door or something of the like.

Gregory Hiban   those credit lines may have had PG's so if things really cratered bank would come after him personally...

So even if he is 100 or 200 negative he is still having someone payoff his mortgage and within a year he could move to another and just keep doing this until he has filled up his 4 or 10 mortgage slots. 

So it's more important that you ask your lender if their loans are recourse / require a PG. 

You share the one hour slot with others and wait for your turn.

So that delivery people  (UPS, FedEx, etc) can drop them into the lockers and a key can be issued to the tenant (in their mailbox through a slot, for example).   

I would focus on that first and include a slot for the potential for an experienced partner or two in there.

@Dariush Vaziri if you don't mind any work, I'd look in PG close to the border - Capitol Heights, Temple Hills, etc - might need small upgrades.
