I was able to use a pretty sweet loan for this last one that I'd consider a better/easier version of the 203k loan, so that could be a good option for you depending on the deal.

You can find many properties selling for $20,000 less than their marketable price, do a little fixing up, increase the rents a little and you will have your $32,000 profit the day escrow closes, or within a few months.Unless a super sweet deal falls in my lap, I would never purchase a single-family home.
