Demand remains strong but even on peak dates with every park full the parks can't pack in enough people to fill up all the houses.Both Universal and Disney are expanding (Universal sooner) so that will drive up demand even more, but the problem is there is endless land out there so supply will always have a chance to catch up if developers get wind of new demand.That's why, at least for my own purchases, I'm focusing on areas with limited buildability where supply can't just scale in lock-step with demand for eternity.

I suggest talking to other landlords in your area or up-to-date on the current landlord tenant ordinancesHere in Chicago (Illinois) there is no limitation on income stipulations for screening and as other said, there’s no federal stipulation either.Like @James Wise, I would move onto the next tenant without blinking an eye!

Egg on my face, and I am now happy to admit that I am a (long ago) law school drop-out.I still have not found a more up to date (free) source of the statute than my original source, and can’t tell whether this version of the Bill I just found is the final version signed into law: https://gov.georgia.gov/document/2024-signed-legislation/hb-404/downloadIf it is, then it appears that a 3 business day notice “… shall be posted in sealed envelope conspicuously on the door of the property and delivered via any additional method or methods agreed upon in the rental agreement.”

Make them sign the lease or a Holding Agreement immediately with payment of the deposit, and make sure it is clear that they will forfeit funds if they do not start renting on a specific date.
