After the tenants finally moved out, they left damages far beyond the security deposit - a total of 40 drywall holes, sharpie drawings all over the walls, broken doors, broken kitchen cabinets, urine soaked carpets, you name it.

. :-)The other agents I spoke of had an opportunity (and they were considered by others to be more seasoned in working with investors) to help me reach my goals and in turn receive repeat deals and still get their commission but chose to be all about themselves or in the case of one, just didn't have the experience as an agent and was fumbling.I've learned lot and by nature I soak up knowledge like a sponge.

Hey all, ive been around the forum for about a month or more just soaking up info but just now am introducing myself.

Also, tubs are not just handy for bathing children and for taking relaxing bubble baths, they are also useful for soaking and cleaning large items.

As far as advice, I would try to soak up as much information as possible during your walkthrough regarding what major improvements the property might need.

I'm interested in flipping as well and still just soaking up as much info as I can. 

I am soaking up as much information as I can so that when the opportunity arises I can finally make a move on my first real estate investment.
