Although the local market has diversified in recent years, there are still significant ties to the offshore oil/gas industry.

These tanks can contain anything from waste oil to gasoline, for example if there was a gas station there in the 1950's, those tanks could possible have never been removed and can easily cost 10's of thousands to be remediated.

The same triplex equity that you're looking at selling next could be worth twice as much in five year so you could buy twice as much home or shave years off of your working years. 

Many people get that designation, but you won’t be able to if you’re a high earning W-2 employee for the most part.Though I don’t like oil and gas investing, I believe the losses in that arena can offset W-2 income.
