Typically property managers charge the following:-Monthly percentage-Finding new tenants-Renewals-Charge on top of maintenanceSo even though it is 10% of the gross rent, often times it can be really as high as 18% when all is said and done.

Let tenants know today you aren’t raising rents this year, and have them renew their leases today instead of waiting for their lease to come due.My home market of Nashville (and in Salt Lake, Austin, Jacksonville, Orlando) already had much supply come on the market in 2023 and weathered it well, so perhaps in those cities you have to be less active in managing your portfolio (ostensibly you did this last year).

You could adjust their rent as you transition them over at lease renewal letting them know that $50 of their rent covers the heating cost, so they pay $50 less per month and now pay for heating directly.

Upon renewal, I would be willing to drop Person A and only have Person B on the lease (assuming Person B meets your income requirements).If Person C wants to move in, that person would need to go through your standard background check and both tenants would need to approve that person moving in.
