@Hanzel Ana Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

As such, there's a wide range of quality in Martis and probably a range in $/sf.  -$600/sf houses (or even $400/sf) are definitely not out of the equation. 

It will enable you to continue living for free while your residents pay off your mortgage for you.There are several turnkey companies in the middle/southern part of the country where you can buy high quality single families for under 275k in landlord friendly states.

@Michael Belz Photos are the only marketing you have when it comes to Airbnb... we onboarded 3 large homes in upstate NY 1.5 years ago, we brought in models, candles, throws, extra decor and the properties are beating their comps who had nice quality but un-staged photos by around 18%.  

The others category of investors who succeed are those who identify real estate that can emerge from C/D neighborhood status and use the voucher recipient tenants as the lesser of two evils until the neighborhood can attract better quality tenants.

This should generate 1-2 BRRRR opportunities based on the quality of the list.
