Looking for preliminary advice/feasibility study on an addition to a triplex in Denver (West Wash Park, U-SU-B2 zoning code).

Most of what we've investigated has been entirely residential, so we are looking for a project manager or engineer in Southern New Hampshire who might have experience in this area. 

We are hiring a private investigator and as I stated I will not stop.

The Agency’s investigations are complaint driven, so we rely heavily on the public, and our licensees to bring these individuals to our attention.

Should I stick to using COC & monthly cash flow as my metric for whether to investigate a potential property further?

I wholesale so I don't need my license and I was able to clear it up with the investigator.

I had a preliminary meeting and it definitely qualifies for low-density housing and they didn't think there would be an issue with my plan. 

Once you get the list of parties in interest, the real investigative work begins. 

Had in the early five figures which I had to bring some to the closing table on my first hold which was pretty much a nightmare since the closing costs were different from the preliminary than the final.
