Land fallen through the cracks

So we are currently trying to find land to buy and we usually use HAR, Trulia, or Zillow and finding property in the north Houston area that's not crazy expensive is difficult. However driving around I see acres and acres or undeveloped areas. So I recently starting using and app called Landglide and a website called AcreValue, along with the county clerk website all of which give you a map with parcel lines and owner information. The other day though I was looking through the app and found a 4 acres lot with no owner information. The same was on the website and county site. So I called the county clerk, tax office, and appraisal office, and this lot has no history for tax, title, or owner according to the county! The only thing close is a larger parcel of land that this lot seems to be from but the deed owners number is no longer is service. I know the law for squatters rights but any loan to put water well and septic would require some document showing the property in my name. Is it worth it for "free" land and what kind of document showing I'm attached to this property could I get? Thanks!
