Most of my income is in the form of cash gigs or 1099 work through private music instruction and performances. 

By day, I'm a learning/visual designer, music composer, and some front-end web development. 

For example, let's say you have a tenant in a lease agreement, and they pay you every 20th of the month, the other tenants say they play loud music often, and maybe they don't take the trash consistenly.

so i make sure to crank up my headphones with non lyrical music.

We like Austin TX because we are big music lovers, and it seems like Austin TX just keeps growing.  

It then goes into hold music, but I didn't stay on the line with that very long.

Later I found out Nashville did not have regulations on buildings and the result was many long term tenants were leaving as they could no longer put up with poor management from hosts that allowed parties, loud music at all hours, etc.
