Take a 30,000 foot view of the general direction (real estate) and start to whittle it down to 20,000 and 10,000 foot until you finally get to a laser focused niche view of how you want to proceed. 

They saw a drop in rental demand and therefore a drop in rents.I am not the light my hair on fire and ride the bull style investor.

The lender should have indicated whether they have the requisite experience, cash, credit, deal flow, hair color, whatever.

Once you are laser-focused on where you want to be you can figure out how to get there, no different than driving somewhere new.  

I would say the appreciation on the place would be maybe a hair higher than normal - maybe 3 to 5% max.  

Yes indeed @Karen Margrave trust me if i had hair i would be pulling it out right now, I'll wait and see what comes of all of this on Monday.Thanks @Jeremy Tillotson I'll check into that title service if we cant get it resolved, I looked at the site and seen it takes 60 days so I dont know if buyer will want to wait that long but will see. 

Just look at the house/car/spouse/body/bank account balance/hair line/etc of any random person.

. $.32*5000= $1600 I plan to get the list and then print labels using my home laser printer.

If you lose the bid, there will be others, and if nothing else, you'll have this experience under your belt, the start of what sounds like a strong team, and one more grey hair attributed to the wisdom of patience!  

In multi units I don't split the hairs to that amount.
