Moving to the denver metro soon and have begun looking at places to house hack, then convert to a full time rental. Going through the eval process now and had a few questions:

1) what's standard for utilities? What, if any, is expected to be paid by tenant? 

2) at what point does inventory traditionally pick back up? Seems like march...

I'm sure I'll have a bunch more along the way, but thought I'd get the convo going!

@Kevin Andrews welcome. What utilities that are included depends on the landlord and the property. For a SFR tenants pay everything. For an apartment, I try and put everything I can in the tenants name and so far haven't run into any push back. For property in the City and County of Denver, trash is collected as part of the taxes so I don't charge extra for that (maybe I should). Also there are storm water fees collected 1x a year and since that is infrequent I also don't charge for that.

I don't furnish washers and dryers with my properties with hookups unless those hookups require stacked units. All other appliance I furnish. I know in lower end areas tenants sometimes have their own refrigerator.
