The building tradesmen are busy too, but I just called ABC and got the name of a guy who buys alot of bitumen roofing so as to get a quote on a leaky patio cover, got a guy to bid cement board skirting on a stick house by calling Palm Harbor mfgr home sales center, got a card from a guy working across the street doing drywall repair and put it in my phone.

Based on my reading and understanding I'd like to form my LLC in Wyoming. 

We have a local roadside assistance company here that charges only $15 a month for hassle free roadside help here at the apartments and around our valley for our student tenants  that may be new to car troubles and away from home!

If you die while holding the property, it gets a stepped up value and all the gain is tax free.If rental the taxes can be deferred via a 1031 and if you die while holding it, it gets the stepped up bases with gain forgiven.Hopefully the numbers provide some example of possibilities.

I’m curious: are others who house hack buying homes they can just barely afford, or are you sticking closer to the ~30% housing rule and using house hacking income as an added bonus?

Hi @Robert B Azimi,A home that has been registered through The Mills Act, can be rented out the same as any other property, and it can even increase rental revenue as there are people who really like the thought of living in a historic house.

Because it is always changing, but not always warming.....gotta cover your bases y'know....
