But yeah, sometimes friendship comes with a price and that's why I want a win-win deal. 

Not enough info to say do it or don't do it but as I noted above, there are more considerations than just friendship.

You don't want to leave your success up to luck.Get MLS access either by becoming a realtor or leveraging a friendship with someone who has MLS access. 

But I do believe we've a built a business relationship and personal friendship that will last many years.

That said, generating friendships and contact while at college can be worth the entire expense alone.
