Of course in smaller deals in can be less, and some is more... sometimes much more.The amount of markup fluctuates much more than bird dog fees.

While you can likely give a reasonable estimate of how much things will cost, that cost is ultimately going to fluctuate with the specific contractors the rehabber chooses, so why not just get the pricing directly from them?

The first two often get hit with special assessments to keep up appearance for everybody.All types are subject to special assessments when the HOA has not sufficiently funded reserves and now needs to fund some replacements, repairs or improvements.So, ask about the reserve accounts and what items are targeted to be replaced with those funds.And I would want to know the history of the dues being assessed, to see whether it is stable or wildly fluctuating.
