Rental Property in HOA

I have a property under contract that is in a home owners associations. Now I have the 200 pages of association documents sitting on my desk.

I am allowed to have renters in my property and everything else in the documents looks fine.

What should I be looking for though? I have heard someone say they should call and ask about pending litigation against the association?

Any clauses that should get me out of this property? It meets the 50% rule and is pretty close to the 2% rule.
