Working with a competent Rehab Team

Is seems to me that there are and endless supply of properties on the market today. Alot of them need some sort of renovation. Whether it be a simple carpet and paint job, or a full fledged tear everything down and start over type job. I have become very competent and rehabbing properties. I can go into a property and within 15 minutes know exactly what needs to be done and how much it will cost to get a property in condition to sell or rent. It took me years of trial and error to get to this point. If your are going to be successful at fix and flips, having someone like myself on your team is a must. Make sure that person is licensed and Insured. Resist the temptation to use the "shade tree handyman". It could cost you more money in the end. If you have any questions or concerns run them by me before you make a decision and it will save you time and energy.

I think you may have misinterpreted my post...

I'm not saying that a rehabber has to have the skills to do any of the work; what I was saying was that the rehabber needs to have the skills to ESTIMATE rehab costs (this is the service that the OP was soliciting). Without the ability for a rehabber to estimate his own rehab costs, success in this business is going to be very difficult.

Btw, I barely know how to change a lightbulb, but I think I'm pretty good at this business; so, I completely agree with you about the fact that a rehabber doesn't need a whole lot of skills to be successful. But, the ability to estimate is one that I believe IS required.
