Assuming your bathroom is an average size (5' x 8') the additional cost of replacing maybe 4 sheets of drywall versus the labor intensive method of patching, floating and sanding the existing walls, and hoping you get a uniform finish, is a no brainer.

Now everybody says it will stay the same, I bet it will rise...So think I wiser to stick to 4-plex and lock a 30-year rate instead of floating with a commercial loan .

I suspected it could get messy, which is why I thought I'd float the idea here first.Dyna, reason I'd want the mortgage in friend's name is because she could qualify for FHA with 3.5% down, whereas I would have to put 20% as an investor.Lynn, thanks for the tip, I will definitely read the loan guidelines.
