Can you please give examples of techniques that have worked for you, ie paying children a salary and converting to Roth IRA’s, setting up trusts, 1031 exchanges, and so on...

I think This Old House used that technique because they were paid by the plumbing company for the promotion.

There is a convergence of people being willing to live in smaller/alternative living situations (new generation) and the technology to make it happen (smart homes are here but alternative building techniques have been slow to catch on due to outdates building codes- but the technology is there) I think we are going to see some massive shifts in the next 20 years.

What techniques have you all used to get a head start on a property?

I intend to do some flips and I am presently learning other techniques such as the BRRRR method and house hacking.

Take pictures and then go home and enlarge them on your laptop.
