if that is the case, yes you can argue all you want that your contract states you are not responsible for personal property damage, but the contract also should state that the conditions of your property are livable and functioning, that includes, roof, sinks, drains, lighting, heating, etc.

@Alex Levich The one thing I would do before you get into landscaping make sure you validate that the pool has holes in it so that it can drain.

I wouldn't do any deal without having at least 10k in reserves at a minimum to cover anything that unexpectedly goes wrong -- don't drain every ounce of your cash just to get started.

Put in floor drain wherever there is a water source if possible.
