Yes, MA is very tenant friendly, but if you screen well and stick to your criteria you have nothing to worry about.Treat the tenants with respect, and be disciplined to maintain the place the best you can.

Maybe discipline yourself to live in your unit “as-is” as much as possible until you pay off the student debt.
