I'm going to respectfully disagree with the assumptions in some of the other posts as to the characteristics of a low income/Section 8 renter and what amenities should or should not be provided based on your decision to rent to this population.

I have been a part of deals like this.So, I respectfully disagree, If someone dies, any probate attorney would do anything possible to keep from giving the house to the bank, and the probate court would encourage that, If the estate admin filed BK in a probate, or otherwise had other family member pay a few dollars to save their own inheritance, there is no choice.

That is absolutely the reality of the business.HOWEVER, having said all that, people do succeed in this business if they learn the business before they buy; buy at a BIG discount; understand the operating expenses; understand cash flow issues; and have the temperament to deal with the constant problems.In addition, I disagree with you on a few of the things you said.

I won't disagree with you on any of your points Jon, but to me, Dave Ramsey is more of a get out of debt guy, than a entrepreneurial type.
