Hi @Eric Noble, You can absolutely sell five relinquished properties and consolidate them into one larger replacement property. 

This will provide superior asset protection and consolidated tax filing.

I'm not such a big fan of the consolidation that Compass caused.

I would consolidate all loans under one Bank. 

A consolidation/portfolio loan would be great right now, any recommendations would be greatly appreciated.

Instead of looking at how fast you can pay off the mortgages, look at how to use leverage for long-time assets while building and diversifying your overall investments.It may makes more sense to consolidate your first and second mortgage and stop there.

That is a mind blowing amount of student loan debt - about the only career I can think of that would get close to that (wife used to do debt consolidation sales, has a lot of amazing stories) is a doctor / physician? 

I may be able to consolidate the personal loan balance from the rehab and include that in the refi at these historically low rates, so this is something I might consider now or possibly later on.
