I've been spared 2/4 of my troubling tenants because of one.

I have a spare fridge in my garage that I use as a beer fridge but if need be, can empty it out and take it to a rental until I get something new so I am never in an emergency situation.

Rent out the spare room in your primary residence, and use the extra income to save for future down payments.

Also we keep a spare set at the rental unit. 

I told them I wouldn't kick them out, and I wanted the guy on the 3rd floor to move to the spare bedroom on the 2nd floor so that I can renovate 3rd floor as soon as I close on the property.
