Removing the financing contingency doesn’t help…the lender doesn’t get any EM you may forfeit.

In our state, accepting partial rent only reset the eviction process (LL has to post another 3 day notice with the remaining balance, not forfeit the right to evict).

It converts to the security deposit when they move in but is forfeited if they don't.
