This investor only had one exit strategy and when it wasn't working for him, he didn't know what to do so he just sat on the properties until all the hard money interest ate up all the profit on the deal and a good portion of my investment money.I learned how to keep the money from the investor separate and not commingled by having all the investors money either go directly to the title company or to the contractors.

How do I seper ate the seller and the possible buyers  

He has the psychological part DOWN to a tee and knows the long game of buying properties and giving people what they need. 

congrats on saving money @Alex Dimov, at 20 years old if i had $5,000 saved up i would have spent $4,900 on car parts and ate ramen until the next paycheck!

High maintenance, high turnovers really ate into cash flow.  

Only bad tenant I had was inherited, rented for 2 months, left not paying the last month so I ate their deposit. 

Anyway, now that I ate up most of the money in rehabs I was considering wholesaling to re-establish some Capital but then after studying I have been thinking that wholesaling may be a fun full time job. 

My property manager either approved the tenant to use those rents for other months without telling me OR she had set up her system in such a way that the non-payment of rent ate into the pre-paid rents when no actual rent was coming in.
