If you're looking to avoid a rather large tax hit, a 1031 is probably your best bet.  

So a nicely decked out  cabin I bet would rent real well for STR purposes  Not sure about permits etc..

Since you already decided to go with Quickbooks (good choice by the way!).

Trying to go to companies directly is rarely going to be your best bet.

I’m in the process of speaking with other attorneys trying to get a sense if RLS is the right choice.

It looks like networking and meeting people will be my best bet.  

Choices= bad, horrible or complete nightmare (paraphrasing). 

Seeing as our house is pretty rural, our choices are limited.
