In January of 2015 I came to Colorado to visit my sister for the weekend and by February of that same year I decided to do the most spontaneous thing I've ever done and quit my job, say bye to my family, and drive out here to the beautiful Colorado, starting over.

Now I have 12 units (multifamily buildings) in my living-area in germany - 2k€ monthly passive Cashflow + repayment of property loan (and I have high returnrates).I was thinking about diversification of my portfolio and I’m very interested in US real estate markets (lovin the US – made vacations in Cali sooooo beautiful over there!).

I only know about the Panhandle, lol, so I would say consider 30A (any of the resorts along it have some beautiful larger beachfront homes that rent well).

Now I was looking through some of my hand picked properties yesterday, and saw a beautiful 1920's colonial that needs professional restoration, at a great price, where I think a flip is the best way to go.

I should have posted a long time ago, this is a beautiful community.According to an attorney there is a second mortgage/lien for around 100K, and she said it's possible the holder of that loan won't try to  collect or enforce their lien.
