I stuck to paint touch up only.

They kept the place pretty nice and just needs touch up.

I would fix up my side while living there most likely - touch up the other sides before renting out.

This is the first time we encountered where the drive way is so beyond touch up repair.

Also think about touching up - do you have cans of all 7 colors of paint for touch ups? 

If/when they get dinged it will be easy to touch up small spots with a matching stain or even a furniture pen.

At the end of the term, they touch up the home to make it look like new and their one year builder warranty starts from the end of the lease forward for the year.Albeit the returns initially look lower than market, you don't need a property manager since you already have the builder/tenant. 

Either send a cleaner in for touch-up cleaning every couple of weeks, or charge a large enough cleaning fee that you can bring it back to your standard after departure.

Touch-up paint always looks like touch-up paint.  

Eventually, you will need to try to touch up the floor, because someone dropped their dumbbells or they are moving their pool table.
