Does anyone know where is a good place to purchase light fixtures?

I have some past experience with real estate, and I've bought and sold one condo, and I'm in the process of selling my small business.Most days, I work as an analyst in the construction rental industry, but I'd like to one day leave the corporate life and have various income-producing investments.If you are in the Los Angeles area and have good experience, I'd love to meet up for a cup of coffee.

To follow the advise of my mentor, put your cup onif you want to play in this arena!

Saj I am concerned that cap ex of 10% wont yield enough to cover the fixtures, roof, floor, paint, appliances all of these things have a lifespan.

She says is just two hours worth of work but I tend to disagree after looking at the existing trim in the house, all the trim from the floor to the ceiling needs an overhaul to look new again.In the five years they lived in the home the owners replaced or renovated the following:AC, dishwasher, windows (double paned with blinds in between panes, can open to reach the blinds), flooring (throughout was very nice but I'd replace the peel-n-stick with laminate so it would be laminate throughout), sheetrock, texture, and paint throughout, ceiling fans and light fixtures throughout, sinks in both bathrooms, chain link fence dog run added, and a storage shed.Other positives:  I talked to neighbors and they are very happy living there, there is a beautiful and big rec center, gym, kids playground, monthly potlucks, people wave to each other as they drive by, there's a craft group that meets, etc. 

I feel Lowes has a better selection of finish products, flooring and fixtures.

I'm currently stationed in Italy, so that cup of coffee might have to be virtual or on a visit to see the parents.  :-)My Best

We do a lot of updating due to the age of a home like this, so we have taken out the old kitchen cabinets, thrown away all the old appliances, pulled out all of the old dated light fixtures, removed the flooring (except for the ceramic tile in the kitchen), removed the bathroom vanities (old and dated), etc.The home already has a newer 30 yr architectural shingle roof, a newer HVAC system, but the rest of the home needs a good overhaul.
