It is customary that rent is due on the first of the month, but a large percentage of LL include a four or five day "grace" period, and also allow for extra days in the event the grace period ends on a Saturday, Sunday, State or Federal Holiday, tenant has until the next regular business day to produce the rent payment.

I am no accountant, but the general rule of thumb for deductible travel is:1 - You’re “traveling” when you’re away overnight or long enough to need sleep.2 - “Business days” are those you spend traveling to business destinations, days where you spend the majority of working hours on your trade or business (four hours and one minute), and days where your personal presence is required at a particular place for a specific and bona fide business purpose.3 - “Business day” costs include 50% of meals plus 100% of lodging, local transportation, incidentals, and your first load of laundry and dry cleaning back home.4 - If your spouse is a bona fide employee, traveling for a bona fide business purpose, you can deduct their costs.5 - Save receipts for all lodging and for any expense over $75.6- Transportation costs include cars, planes, trains, and boats

If they don't answer, you write another letter that states that you given a reasonable amount of time and the mark is still on your credit report, and then ask them to respond to you within 10 business days, if they do not, you will write a complaint letter to the Federal Trade Commission. In 10 days write a letter to the Federal Trade Commission. Many people don't realize that the number one complaint to Federal Trade Commission is problem on credit reports of consumers.Federal Trade Commission gives out fines for people that don't fall the fair credit reporting act, I think it's $10,000 per occurrence. So, if you want to clean up your credit report first contest negative marks. If it comes back verified, I would get a debt negotiator, and you need to get at least 70% of the debt to offer them the money in exchange they help you clear up your report.

But to help protect yourself as a landlord and prevent these issues from happening, I would set up the tenancy agreement to have the tenant pay security deposit within 2 business days of signing to make the lease valid. 1st month rent must be received in full prior to occupancy or no keys are given and the lease will be voided along with a liquidated damage penalty of 1 month (where you could keep the deposit and if they wanted to challenge you on it then you could countersue in court for the full month penalty).
