Also the contractor selection will be key.Everything involved in historic renovation comes down to experience and communication. 

There is around 500k equity in the property. 150k-200k would get the property fully rented at top dollar with desirable tenants. 100k would get it to where I can rent all the units back out at fair reasonable market rents.

We did give 50k deposit up front which he says he will use towards finishing up.

I don't hear too many investor doing ground up multi-family for house hacking in the area, so this is definitely interesting.

I’m looking to expand in the area as well.

Of course I rode the wave from 2018 to 2024 with the west coast transplants during COVID and driving up prices in the area.
