Once you do build out a solid team with cleaners, virtual assistants, etc, and automate the check-ins and check-outs, it can be lucrative at scale.

I invest in CA for both the appreciation and the cash flow.I would put my rent to purchase ratios against virtually all other markets.

I hired a virtual cold caller and used the SOP from Reisift ninja sequences based on tags and setting filters based on tags. 

Looks like to me they are building some nice duplexes around the bishop arts area.Most of the multi family houses I see are in East and South Dallas areas. 

This could take hours so I'd recommend paying about $50-100 to get a Virtual Assistant to compile the list and email the agents. 

It also keeps the outside clean and keeps tenants from adding "yard art" to your rental.
