Builds urgency. 

Sometimes this gives a bit of a sense of urgency to someone who may otherwise drag their feet to make a decision.  

Send me $10k, I'll send you back $3k anytime ;)   I'm also on the wrong side of 45 so I can appreciate your urgency catching up.

I will schedule them 15-30 minutes apart to give a sense of urgency and competition.

I want to combine sensitivity with urgency, without being accusatory toward the homeowner.  

I have no idea why they don't have more urgency and can only assume they didn't consider me a "serious" buyer.

As I respond to new member posts, I often sense and urgency to get a first deal.

We are "motivated", but not under any urgency to make a bad deal. 

I will say that a Best reason to invest right now is the fact that the pricing we're seeing today is not going to last much longer so there really should be a sense of urgency in your investing today.I really believe that the people that loaded up on houses during this 5 to 6 year bust period are going to be sitting awfully good in another 3 or 4 years - if they aren't already.....I only wish that I had bought a lot more homes during the bust period in the area I'm buying now because they're so much more convenient when they're within 10 minutes from your home.

If a realtor specializes or is at least familiar with rent-to-own lease options, even better, but basically I would like to find a realtor that can lease up a rental quickly with good quality tenants, rent-to-own or not.Does anyone have any recommendations of realtors who realize the urgency of not having a vacancy?
