Please critique my letter

Howdy folks!  I'm preparing a letter to send out to delinquent tax homeowners, and wanted to get some input from here.  Please let me know your thoughts.  I want to combine sensitivity with urgency, without being accusatory toward the homeowner.  See below:

Dear (owner name)

My name is Connor Heim and I want to buy your property at (address).

The other day I was at the Brazos County property tax office and learned that (property address) has back taxes due.

As you are probably aware, the County seizes properties and auctions them off after three or more missed payments. Since your property is three or more payments behind, it is likely that the County is preparing to auction the property for back taxes due.

I hate to see people lose their property due to being behind on taxes. Sometimes it just happens that there isn’t enough money to pay everything. It’s happened to me before, and I know how hard it can be.

If you would like to sell your property, please let me know. I’ll pay all the back taxes due, and if we come to an agreement, I can pay cash, and close quickly.
