To answer about the insurance question the answer is no because you will be sending them an accord form binder showing coverage as follows:named insured line:   the existing owners name - ATIMAline right below that: your entity name ATIMA  "As their interests may appear"  again, you need an insurance person who understands sub-to's to make sure thing go smoothly.

The whole point of a down payment is that you have serious skin in the game and won’t walk away if things don’t go smoothly.  

Had another successful closing last week and it went smooth as can be.

The most I do is look at the properties, put in offers, sign contracts and visit the job sites to make sure everything is running smoothly.

However, the path to that smoothness is constant bumps :-)  It's not "bad" it's just a very different way of doing things.

I really enjoyed reading his book: it was engaging and a smooth read.
