This is what I use and have a Process Server serve...NOTICE TO PAY RENT OR QUIT TO _________________________________________________________________, and all other tenants in possession of the premises described as: Address _____________________________________________________________PLEASE TAKE NOTICE that the rent is now due and payable on the above- described premises which you currently hold and occupy.

Their servers are now being very slow in processing customer payments, fees, invoices, etc.

This is posted on their website"Our servers reside in an access-controlled data center monitored by video surveillance and roving security guards 24/7.We have application level monitoring of logins and transaction activity.We are fully insured for Technology Risk, Professional Liability, Fraudulent Activity, and Privacy Breach."

The servers produce a significant amount of heat, so the ac systems in these buildings are very large and expensive. 

There are a number of platforms that make it easy to sign up and manage your hosting and domains without having to install a web server.

I'm a lawyer among other things, and this idea is for educational and entertainment purposes only:  Tell the tenant to *please* sue you--if he files first you won't have to pay the court-filing and process-server fees when you counter-sue him for bringing bed bugs into your renal property.  

As this is such a tight timeframe you may need to hire a same-day process server or courier to deliver any messages.

Working with a remote CPA who has experience in real estate is better than working with a local CPA who does not serve real estate investors.
